Sell older type council houses those older than say 30 years old, it’s easy existing tenants get up 24% discount that’s 4% a year for 6 years with a clause saying they cannot sell for a minimum 7 years.

    7 years clause???

    Selling older homes at a discount does not generate enough income to build more new ones.

    NOT a good idea - Thatcherism in the UK made huge profits for the buyers once past the lock-in time, but in the long term ended up costing the country a lot more in having to build more council houses for those in need. However there should be a fundamental review of the provision of council houses, and changes to ensure that once the housing is no longer needed - e.g. good earnings and children grown-up - it is vacated for those that needed. Same if house is just too large after parts of family have left. Alternative could be to charge a full rent equivalent to at least what someone would pay to a private sector landlord for the equivalent property and equivalent maintenance services.

    Forgot to add to my last comment - those changes would bring greater income and/or minimise requirement for housing stock.

    How about a switch to modern models of affordable housing that offer more flexibility - to the public sector landlord and to the tenants - shared equity, golden share, mid market rent.....

    Direct funding into housing models where the affordable homes are available in perpetuity - NOT one off grants.
